Sample: How to structure a bank statement loan

A bank statement loan lives or dies on how clearly the deposits tell the story of the business. The work you do before submission is the work you avoid doing twice.

Start with the deposit narrative

Before you collect anything, ask the borrower to describe how money moves through the business: which account receives revenue, what transfers look like, and which deposits are not revenue at all.

  • Identify transfers between accounts before the underwriter has to.
  • Flag one-time deposits and explain them in the submission notes.
  • Confirm whether personal or business statements qualify the borrower for more.

A short cover note that explains the business and its deposit pattern gives underwriting the context behind the statements. Our underwriters read them.
