Every broker has a list of past clients who will not touch their first mortgage. That list is not dead. It is a second-lien pipeline that has not been called yet.

The message is simple: keep the first mortgage exactly as it is, and use the equity behind it. Renovations, consolidation, tuition, and investment down payments are the four reasons that come up most.

  • Segment your database by year of origination.
  • Lead with keeping the existing first lien untouched.
  • Have the second-lien structure ready before the call, not after.
