Where the guidance comes from.

Two kinds of sources, cited so you can check how a rule applies before you rely on it.

  • Agency guidesFannie Mae, Freddie Mac, FHA and VA.Citations point to the section of the guide the guidance relies on, so you can read the rule in its own words.
  • JMAC programsGuidelines and matrices, government to Non-QM.Program guidance names the JMAC guideline or matrix it comes from. The current matrix governs.

How to work a scenario.

A clear first question saves the back and forth. Here's what gets a useful reply.

  1. Describe the loan.

    Give the occupancy, purchase or refinance, the program if you know it, and the numbers you have: score, LTV and loan amount. A few sentences is enough. Leave out Social Security and account numbers.

  2. Narrow it to one program.

    When the guidance names more than one program, narrow the research to one of them before you quote a limit to your borrower.

  3. Open the sources.

    Check the cited passage and how it applies to your borrower before you rely on the guidance.

  4. Bring in your AE.

    Choose Ask an AE when you want another set of eyes. The conversation goes to your account executive with everything you've already worked through.

Is Scenario Desk guidance a loan approval?

No. Scenario Desk guidance is informational. It isn't a credit decision, loan approval or commitment to lend. JMAC underwriting decides eligibility on the documented loan.

Can I share the guidance with my borrower?

Use it to prepare the loan. Don't present it to a borrower as an approval, an eligibility decision or a rate quote.

How do I bring my AE into a conversation?

Choose Ask an AE in the conversation. It sends the thread to your account executive, so they see the scenario and the guidance you've already reviewed.

Why does an answer take about a minute?

Scenario Desk works through the guidelines before it answers. It searches JMAC's matrices and the agency guides, checks the rules that apply to your scenario and keeps track of the passages it used. Harder scenarios can take longer.

How is it different from Ask JMAC on this site?

Ask JMAC gives quick answers on jmaclending.com and points you to the right program and page. JMAC Intelligence is for approved partners: in Scenario Desk it works through your full scenario, shows its sources, and lets you bring your AE into the thread.
