JMAC’s matrices and the agency guides, side by side.

  3. 03

ITIN borrower buying a short-term rental. 720 FICO, $450K loan. Which DSCR program works, and what’s the max LTV?

Newport DSCR is the one to research. It’s the only JMAC DSCR program with an ITIN path, and its ITIN matrix allows short-term rentals.source 1

At 720 and $450K, the ITIN grid shows 80% on a purchase. The short-term rental limit caps it at 75% LTV.source 1

Where the guidance comes from.

Two kinds of sources, cited so you can check how a rule applies before you rely on it.

  • Agency guidesFannie Mae, Freddie Mac, FHA and VA.Citations point to the section of the guide the guidance relies on, so you can read the rule in its own words.
  • JMAC programsGuidelines and matrices, government to Non-QM.Program guidance names the JMAC guideline or matrix it comes from. The current matrix governs.

How to work a scenario.

A clear first question saves the back and forth. Here's what gets a useful reply.

  1. Describe the loan, or price it.

Give the occupancy, purchase or refinance, the program if you know it, and the numbers you have: score, LTV and loan amount. A few sentences is enough. To see the price, run the same scenario in the Quick Pricer. Please leave out the borrower’s name, address, Social Security number and loan or account numbers.

  2. Narrow it to one program.

When the guidance names more than one program, narrow the analysis to one of them before you rely on a limit.

  3. Open the sources.

Check the cited passage and how it applies to your borrower before you rely on the guidance.

  4. Bring in the JMAC team.

When you want another set of eyes, choose Message the JMAC team in Ask JMAC or submit a scenario. A team member reaches out, usually within the business day.

Guidelines, not pricing. Scenario Analyzer doesn't quote rates. For pricing, use the Quick Pricer.

Questions brokers ask.

Who can use Scenario Analyzer?

JMAC partners and verified users (mortgage professionals whose account on this site we have verified). Sign in on this site and use it from Ask JMAC.

Is there a daily limit?

Yes, a daily limit keeps it fast for everyone. Ask JMAC tells you when you're close.

I already use jmaclending.ai. Can I keep using it?

Yes, it still works for partners. Scenario Analyzer is now in Ask JMAC too, alongside quick answers, so you can do both in one place.

Is Scenario Analyzer a person?

No. It's AI, and it says so. When you want the JMAC team, choose Message the JMAC team in Ask JMAC or submit a scenario. A team member reaches out, usually within the business day, and their guidance isn't an approval either.

Is its guidance a loan approval?

No. Scenario Analyzer guidance is informational. It isn't a credit decision, loan approval or commitment to lend. JMAC underwriting decides eligibility on the documented loan.

Can I share the guidance with my borrower?

Use it to prepare the loan. Don't present it to a borrower as an approval, an eligibility decision or a rate quote.

Why does an answer take a minute or two?

Scenario Analyzer works through the guidelines before it answers. It searches JMAC's matrices and the agency guides, checks the rules that apply to your scenario and keeps track of the passages it used. Harder scenarios can take longer.

How is it different from Ask JMAC on this site?

Ask JMAC gives quick answers on jmaclending.com and points you to the right program and page. Scenario Analyzer usually takes one to two minutes to work through a full scenario and shows its sources. Both are part of JMAC Intelligence.
