How soon will I hear back?
An account executive reviews each scenario and replies during business hours, Monday to Friday, 8 a.m. to 5 p.m. Pacific. Approved partners can also ask Scenario Desk, part of JMAC Intelligence, for cited guideline guidance around the clock.
Do I need to be an approved JMAC broker to send a scenario?
No. You can send a scenario before you’re approved. If you bring the loan to JMAC, your account executive can start your approval alongside it.
What details make a scenario easiest to answer?
The program you have in mind, the property’s state, loan purpose and occupancy, the loan amount and value, the credit score, how the borrower documents income, and anything unusual, such as a recent credit event.
What shouldn’t I include?
Anything that identifies the borrower: name, Social Security or ITIN number, date of birth, account or loan numbers, or the property’s street address. The loan’s numbers are all your account executive needs to start, and they’ll ask for the file when it’s time.
Can you look at a loan that needs more room?
Yes. In your notes, say what makes the loan a tight fit, such as how the borrower documents income, a recent credit event or the property. Non-QM programs such as DSCR, Bank Statement and Limited Docs offer other ways to qualify when a loan needs more room than agency guidelines allow.
